What happens at the end of a remodeling project?

QUALITY INSPECTION
Near the end of your project the remodeler or the remodeler's representative conducts a thorough inspection of the project and notes on a quality inspection checklist any deficiencies that need to be addressed. Upon substantial completion of the items (with the exception such as awaiting delivery of a replacement for a damaged light fixture), the remodeler or the remodeler's representative usually will guide the homeowner on a tout of the added or remodeled space.

Product Demonstration
After substantial completion and during the tour of the space, the remodeler or representative will demonstrate the products, such as a new range or dishwasher. If the remodeler does not suggest such a meeting, ask your remodeler to demonstrate the new products in your home. For example, learn how windows tilt in for cleaning, how to make minor adjustments to doors, how to clean your gutters, and how to regulate your thermostats.

Your final payment on the remodeling project will be due at this time. You may withhold an amount equal to the cost and installation expenses on a missing item such as the light fixture mentioned earlier.

OWNER'S MANUALS AND WARRANTY CARDS
At this meeting the remodeler usually turns over the owner;s manuals and manufacturers' product warranties for the products used in the remodeling job. If you need to do so, remind your remodeler to turn over all product documents to you at the completion of the demonstrations. These documents may include owner's manuals, warranty cards, and use-and-care guides for all appliances, countertops, cabinets, roofing and other major building parts. Ordinarily these documents are either affixed to the outside of the product's original box or placed inside the container, so be sure to ask your remodeler ahead of time to save all important product information.

ADJUSTMENT PERIOD
Expect your newly remodeled house to go through an adjustment period. Don't be disheartened if your house needs minor corrections. For example, if your home is built out of wood, remember that wood shrinks and moves. Therefore your drywall or plaster may crack in certain areas. A sliding glass door may require adjustment after a few weeks' use. Contact your remodeler before attempting any repairs yourself because any unauthorized tinkering could invalidate a manufacturer's warranty.
   However, regular maintenance of your home is your responsibility. The National Association of Home Builder recommends that you have these told and supplies on hand for everyday use:

  • Medium-sized adjustable wrench
  • Standard and locking pliers
  • Needle-nose pliers with wire cutters
  • Small, medium and large screwdrivers, with both standard and Phillips heads
  • Electric screwdriver
  • Claw hammer
  • Rubber mallet
  • Hand saw
  • Assorted nails, brads. Screws, nuts. bolts and washers
  • Level
  • Plane
  • Small electric drill
  • Caulking gun
  • Putty knife
  • Retractable measuring tape

 Final Details

COMPLETION CERTIFICATES
Some jobs require only a final inspection, others require a Certificate of Occupancy. Certificates of  Occupancy are granted only after your job's plumbing, electrical and mechanical work pass inspection.

RETAINAGES
This money held back from final payment helps to protect you from problems that may arise during the first 30 days after your project's completion.

FINAL PAYMENT
Unless you wrote a retainage clause into your contract, your remodeling will expect the project's final payment when it is due to according to your contract, for example when you receive the certificate of occupancy or when the landscaping is finished.

STAYING IN TOUCH WITH YOUR REMODELER
Most remodelers want to develop long-term relationships with their clients. Your remodeler probably homes this project will be the first of many you will do together and that you'll recommend the firm for other jobs.

Next year you might decide to add a deck or remodel a bathroom. Maybe you'll want the name of a reputable swimming pool contractor or landscape architect. Your remodeler is available to recommend such firms, answer questions and help you turn your home improvement dreams into reality. In much the same way you call upon other trusted professionals-your doctor, your mechanic, your attorney-rely on your remodler for expert home improvement advice.
